Maintenance and Safety

If you live in a flat or other type of property with communal areas, you must take your turn with all other tenants and owner/occupiers sharing such communal areas to keep these clean and tidy.

This includes:

  • the maintenance of floors, railings and banisters in communal areas, including stairs and landings, doors and windows and communal bin storage areas.
  • if you live in a property with a shared drying area you, along with others, are responsible for maintaining this, including grass cutting and weeding.
  • you should also ensure that communal external areas are kept clear of obstructions at all times and are swept and cleared when necessary.

 

Failure to complete work

If you and others responsible for cleaning, washing and keeping tidy common areas cannot agree on arrangements for doing this, or if you fail to do the work, we are entitled to decide exactly what you should do and when. Before making our decision we will consult with you and the others involved and our decision will be binding on you.

If you do not do the work arising from these obligations then we reserve the right to do it ourselves and charge you for it. This action may be taken in addition to any other legal remedies open to us.

 

Capital works programme 2009 - 2011

We have a 30 year business plan and a three year capital improvement programme for carrying out major works to council housing. This will ensure that our council housing meets the Scottish Housing Quality Standard by 2015.

The work includes upgrades of kitchens, bathrooms, heating systems and rewiring.

The amount of money we have to spend changes each year. This can mean that the major works programme has to be changed. For this reason, we can only give you a few months notice of when major works can be carried out.
