Rent and Tenancy

As the tenant, you (or at least one joint tenant if it is a joint tenancy) must take entry to the house, occupy it and furnish it and use it solely as your only and/or principal home.

Members of Family

You are entitled to have members of your family occupying your house with you as long as this does not lead to overcrowding. If we ask, you must tell us who is living in the house. You should tell us as soon as there is a change in those who are living in your house.

Prevent Damage

You must take reasonable care to prevent damage to the house, its decoration, any furniture provided by us, the fixtures and fittings, the common parts and your neighbour's property. This applies equally to those living with you and to any visitors to your home.

Unoccupied House

Before you or any member of your household leave the house unoccupied, you must check reasonably thoroughly that it is secure and that there is no risk of damage from fire, water or gas supplies.

Winter Months

If your house is going to be unoccupied for any length of time during the winter months you must take reasonable precautions to ensure against water pipes and tanks freezing. You should drain down the water system and turn off at the mains.

Unoccupied House - more than one month

If you intend to leave your house unoccupied for more than 4 weeks, you must tell us in advance and get our written permission. We will normally request the name and address of at least one contact person in case emergency access is required to your house while you are away.
