Rent assessment scheme

The rent we charge you is based on 14 characteristics of the house:

  1. House type
  2. Floor area - total square metres
  3. Number of rooms - excludes kitchens, bathrooms and utility rooms
  4. Glazing
  5. Number of external doors
  6. Parking
  7. Garden space
  8. Door entry system
  9. Communal satellite dish or TV aerial
  10. Bathroom facilities
  11. Heating
  12. Footpaths
  13. Community alarm
  14. Kitchen

 

Each characteristic is given a number of points. Some are more important than others, so have more points. Annually we place a monetary value on each point so the rent can be calculated. This is called the rent assessment scheme.

New tenants get a detailed breakdown of the rent points for their home. Existing tenants get details if there's a change, like an improvement to your home.

Rent calculation example

The following example is based on 2015 to 2016 rent figures, where each point = £8.35 per year. This is the points value which is updated annually and included in your notification of any rent increase.
