Portlethen Corridor - Capacity Study

On 28th October 2008 the Kincardine and Mearns Area Committee agreed the Portlethen Corridor Capcity Study, as amended for use as in formation for the next Local Development Plan.

Background

Capacity Studies take a long term view of a settlements capacity to grow. The consider potential constraints and opportunities and what potential benefits new development could bring to a settlement. To assess this potential, it has been assumed that settlements may increase in size in the future by around a theoretical level growth They are intend as 'studies' rather than plans and will help Aberdeenshire Council to look at the long term when considering growth through development plans. As such they do not make any commitment but consider potential options and solutions. Capacity Studies are being undertaken on a number of settlements within Aberdeenshire.

Portlethen Corridor Capacity Study is studing the implications of a 100% growth within the corridor. The corridor study area includes Muchalls, Newtonhill, Portlethen, Findon, Portlethen Village, Downies, Cammachmore and Marywell.

Rapleys LLP a planning consultancy conducted the study on behalf of Aberdeenshire Council.

Initial Engagement

A Public Workshop was held on the 25th Feburary 2008 to seek the views of the local residents and to consider the opportunities and constraints which exist in the Portlethen Corridor. A further six week opportunity to comment followed after the approval of the Kincardine and Mearns Area Committee of the draft for public consultation. This included a public meeting and direct notification to interest groups. The draft of the Portlethen Corridor Capacity Study was approved for consultation by the Kincardine and Mearns Area Committee on the 20th of May 2008.

Public Meeting

A public meeting was held on the evening of Thursday the 26th of June at Portlethen Academy. Staff from both Aberdeenshire Council and Rapleys LLP were at hand to answer any questions and take any feedback. This involved a presentation on the study and a question and answer session. A summary of the questions and answers at the meeting is available below.
