Prior notification and prior approval

Under permitted development rights you don’t need planning permission for some types of development, instead you might need prior approval.

In such cases, before you begin any works, you need to submit a prior notification to give us notice of your plans. We will then advise if you need prior approval for certain details of your proposal, such as how it affects nearby buildings or the environment. 

When you might need to give prior notification

You may need to submit a prior notification for the following types of development (this list is not exhaustive):

  • Altering or replacing windows in a conservation area
  • Agricultural and forestry developments that involve:
    • Erecting or significantly altering agricultural or forestry buildings
    • Creating or altering private ways for agricultural or forestry purposes
    • Converting agricultural buildings into homes or commercial space
  • Changes of use (for example changing offices to homes)
  • Demolition of certain buildings

What happens next

Once we receive your prior notification, we will decide if prior approval is needed for specific aspects of your proposal, such as sitting, design, or appearance.

We will respond within 28 days of your application. If prior approval is needed, we will inform you and request additional details.

Once approved, you must complete the development within the specified time and follow all conditions.
