Lettable standard - void work

The table below shows the new lettable standard to be undertaken whilst the property is unoccupied, also known as the 'void' period.

Element Task
Gas Service Ensure a valid Landlords Gas Safety Record.
Electrical Test Ensure a valid Electrical Installation Condition Report.
Electrical Smoke and/or carbon monoxide alarms to meet LD2 legislation.
Electrical Repair any ‘essential’ electrical defects.
Electrical Check that all fittings are securely fixed.
Electrical Check all storage heaters for condition and cleanliness.
Electrical Ensure that all ventilation units are operational.
Doors - internal Replace any below standard glazing or fire doors.
Internal woodwork Replace any badly damaged woodwork.
Flooring Repair faulty floor boarding.
Flooring Leave floor covering, if in good condition.
Stairs Secure all loose treads or risers.
All Major components If it cannot be cost effectively made serviceable they should be upgraded.
Bathroom Sheltered housing with Baths (or L/A showers) to be converted to wet rooms.
Bathroom If not fit for purpose - upgrade individual component.
Kitchens Ensure cooker space has 620mm space.
Kitchens Gas cooker - remove gas pipe, service integrated cooker and hobs.
Kitchens Ensure washing machine connections are operational.
Walls and Ceilings Repair any major cracks or loose plaster, and leave suitable for redecoration.
Walls and Ceilings Remove any polystyrene tiles, cornice, ceiling rose and make good.
Walls and Ceilings Encapsulate textured coated ceilings to current specification and guidelines.
Mould If mould is minor then wash and treat. If mould is severe undertake investigation and make good.
Water Drain down domestic water systems during winter months.
Decoration Make good major decoration issues.
Driveways Is drive on rent setting - if not advise ingoing tenant that drive is their responsibility. If yes - ensure in good condition.
External Remove defective porches.
Roof Remove Sky dish, brackets and cut cables.
Garden Inspect house and garden for sharps and instruct safe removal. 
Appliances Leave all appliances – they are the tenants' responsibility.
Void clean All properties to be fully cleaned prior to letting.
